The date for publishing the 2016 Assessment Changes for Freeport Township were published on November 18, 2016..

The 2016 Assessment Changes for Jefferson, Loran, Florence, Silver Creek, Ridott, Rock Run, Lancaster, Harlem, Erin, Kent, West Point, Waddams, Buckeye, Dakota, Rock Grove, Oneco and Winslow townships were published September 21, 2016.

The following is a listing of the real estate assessments as made by the Township Assessors and/or the Chief County Assessment Office in all townships (when available) for the assessment year 2016 (taxes payable in 2017). Values shown are those values after any equalization by the chief county assessment officer. Median level of assessments for Stephenson County after equalization is 33.33%.

Valuation date (35 ILCS 200/9-95): January 1, 2016
Required level of assessment (35 ILCS 200/9-145): 33.33%
Valuation based on sales from (35 ILCS 200/1-155): 2013-2015

Your property is to be assessed at the above median level. You may check the accuracy of your assessment by the following procedure: divide your assessment by 0.3333 (median level of assessments). The resulting value should equal the estimated fair cash value of your property. If the resulting value is greater than the fair cash value of your property, you may be over-assessed. If the resulting value is less than the fair cash value of your property, you may be under-assessed.

If you believe your property’s fair cash value is incorrect or that the equalized assessed valuation is not uniform with other comparable properties in the same neighborhood, the following steps should be taken:

1. Contact your township assessor or chief county assessment office to review the assessment.

2. If you are not satisfied with the assessor review, taxpayers may file a complaint with the Stephenson County Board of Review. For complaint forms, instructions, and the Rules and Procedures of the Board of Review, call (815) 235-8260 or visit www.co.stephenson.il.us/assessor for more information.

3. The final filing deadline for your township is generally 30 days from this publication date. After this date, the Board of Review is prohibited by law from accepting assessment complaints for properties in this township. All equalized assessed valuations are subject to further equalization and revision by the Stephenson County Board of Review as well as equalization by the Illinois Department of Revenue.

This publication is made in accordance with 35 ILCS,12-10, as amended.

Pursuant to 35 ILCS 200/10-115, the farmland assessments for the 2016 assessment year have increased by 10% of the preceding year’s median cropped soil productivity index per acre as certified by the Illinois Department of Revenue with data provided by the Farmland Assessment Advisory Board resulting in an increase of $17.48 per acre for each soil productivity index.

An individual change of assessment notice is mailed to each property owner having a change in assessment other than equalization.
